Aerial view of a modern residential neighborhood arranged in a planned layout. Brick-built houses with tiled roofs line curved roads and cul-de-sacs, some featuring solar panels. A landscaped central green space includes a circular path, garden beds, and a small playground. Surrounding trees and distant housing blend suburban living with accessible green areas, reflecting thoughtful urban planning and community design.

We completed work at Lees Yard in the village of Woodgate, West Sussex. Lees Yard was a collaboration project with Southern Housing, one of the UK’s largest housing associations, and forms the second phase of the established Wings Wood development.

Lees Yard comprises 38 new two, three and four-bedroom homes which are available for either affordable rent or shared ownership. Each home at the scheme has been designed with eco-friendly features, including energy-efficient heating, double glazing and other sustainable materials to reduce energy bills for owners and tenants. The centre of the development features a Local Equipped Area for Play, an area of open space specifically designated for children who are beginning to go out and play independently close to where they live.

A row of contemporary terraced houses with a mix of red brick and pale stone facades. Each two-storey home features a green front door, white-framed windows on both levels, and a small landscaped front garden. A shared paved pathway runs in front of the houses, bordered by neatly cut grass and young trees. The scene is set on a bright, sunny day in a suburban neighbourhood.

We were initially appointed by Southern Housing to run the reserved matters planning application for Lees Yard, before entering a JCT Design & Build contract with the housing association to build the scheme. During the project delivery, we utilised various modern construction techniques on the project, including conducting a roof lift trial, where a fully completed roof – comprising soffit, fascia, tiles and PV panels – was successfully lifted onto a timber frame structure.

Dan Cornelius, our Partnerships Director , commented: “This scheme is another example of our successful partnerships model and showcases our ability to run planning applications on a client's behalf. By identifying consented land and sharing our expertise and in-house skills, we’ve been able to deliver a high-quality development that brings new, much-needed affordable housing to the local community. We’ve forged a strong relationship with Southern Housing and are proud to have Lees Yard in our portfolio of collaborative projects, which also includes the first phase of Wings Wood, Clifton Road in Newhaven and Holmhurst St Mary in Hastings.”

Prominent signs advertise shared ownership options for three-bedroom houses in the Wings Wood development. The paved street includes clean sidewalks and modern lamp posts under a bright sky.

Luke Chandler, Director of Delivery at Southern Housing, added: “We’re incredibly proud of our strong partnerships that enable us to deliver these high-quality new homes to meet the needs of local people. We hope that Lees Yard will be a great place to live, and we look forward to welcoming more new residents to their homes over the coming weeks.”

Lees Yard is located within walking distance to parks, local amenities and bus stops providing services to Chichester, Bognor Regis and Littlehampton. It is also well placed to access the M23 motorway and major A27 and A259 roads.
