Affordable net zero carbon homes in Ringmer

We’ve increased the specification of the houses at our Bishops Lane development in Ringmer, East Sussex, to net-zero carbon. Bishops Lane is a fully affordable scheme that we are delivering for leading social housing provider, Stonewater.

Located off Bishops Lane on the north east boundary of Ringmer village, the development will see 68 new homes built for the local community, which will be available for affordable rent and shared ownership. Bishops Lane will comprise 54 two to four-bedroom homes and 14 one to two-bedroom apartments.

All the homes at Bishops Lane were already due to have a high energy-efficient rating and benefit from electric vehicle charging points, air source heat pumps and thermally efficient windows and doors. However, we are raising the specification of the 54 houses to net-zero carbon by working closely with its energy consultant and solar PV subcontractor to increase the number of high-efficiency PV panels on roofs, unlocking zero carbon emissions. The apartments at Bishops Lane are not being upgraded to net-zero carbon specification at this time due to a lack of roof space for PV panels.

Dan Cornelius, our Partnerships Director, said: “Increasing the specification of the houses at Bishops Lane to net-zero carbon will lower energy bills for residents and reduce Stonewater’s carbon footprint, adding to the overall economic, social and environmental benefits of the scheme. Additionally, this move will ease some financial pressure on first-time buyers and key workers, enabling them to live in high-quality, affordable homes in their local community.”

Marie Riordan, Director of Development at Stonewater, added: “We’re really pleased to be able to confirm the upgraded specification for the houses on the Bishops Lane site, and to once again be working with trusted local partner Thakeham to deliver them to such a high standard. What was already a highly energy efficient site will now be providing fully net-zero carbon houses, something which we’re striving for on all new Stonewater developments and are immensely proud of. I’m really looking forward to meeting and seeing new customers enjoy the benefits of these upgraded sustainability measures when they move into the homes this year and in 2026.”

The first homes at Bishops Lane are due to be ready for occupation in summer 2025. Sustainable living is a vital aspect of the development, which will feature new footpaths to local facilities and transport links. A community orchard, attenuation pond and additional planting of trees and hedgerows will be added to achieve a biodiversity net gain above 10%, surpassing mandated government requirements. The development will also include a play area for both new residents and the wider community to enjoy.
