Masterplan for 100 new homes at College Lane in Hurstpierpoint

The site is on the edge of the village, within convenient reach of local facilities, bus services and Hassocks railway station and has been identified through the emerging Mid Sussex Local Plan process as a suitable location for new homes.

Following extensive detailed technical assessments, environmental studies and design work since initial proposals, we have identified an opportunity to deliver an additional 25 homes – taking the application from 75 to 100 - while maintaining the quality of the development and its landscape-led approach.

The updated proposal includes 30% high-quality affordable housing, public open space, landscaping and biodiversity enhancements, building additional homes for those most in need, while retaining the key principles that underpinned the original vision for the development

Tristan Robinson, our Director of External Affairs, said: "Mid Sussex continues to face a significant need for new homes. Affordable homes remain a key part of our proposals, meeting the needs of local people, including first-time buyers, families and those looking to downsize.”

We have undertaken extensive engagement with residents, local councillors and Hurstpierpoint Parish Council beginning in March 2026 and feedback received during consultation has been reviewed and considered as part of the ongoing design process.

Tristan Robinson added: "Our focus is to create a thoughtful, sustainable and high-quality development that provides homes to enable local people to get on the housing ladder while respecting the character of Hurstpierpoint and delivering long-term benefits for the community."
