









Berry Croft is a small, carefully designed neighbourhood on the edge of Newick, East Sussex. Formerly part of Woods Fruit Farm, it shows how low quality agricultural land can be sensitively transformed into homes that feel rooted in their place. Homes shaped by the village, the landscape and everyday life.
The development comprises of 39 homes in a mix of two to four bedrooms. This includes both market and affordable homes, built in a joint venture partnership with Stonewater. Construction began in 2023, lasting two years, with the final residents moving in by early 2026.

The site that became Berry Croft was once part of Woods Fruit Farm, and the working agricultural landscape that surrounds Newick. Sitting at the village edge, the land formed a natural transition between the built form of the village and the open countryside beyond.
Rather than erasing that context, Berry Croft takes its name from the land’s history and responds to its setting. It maintains a soft edge to the countryside and a strong relationship with the village it adjoins.
This approach helped ensure the development feels like a natural extension of Newick, not a separate estate.
Berry Croft was planned as edge‑of‑village growth, shaped by the scale and character of Newick rather than imposed upon it.
The layout prioritises clear pedestrian connections into the village, allowing residents to walk easily to the green, school, local services and community facilities. Homes are arranged to respect neighbouring buildings, existing boundaries and views, while the overall scale remains appropriate to its surroundings.
Delivered in a joint venture partnership with affordable housing provider Stonewater, the development demonstrates how new homes can be integrated into an established village without overwhelming it.

Layouts are practical and adaptable, supporting family life, home working and changing needs over time. Energy‑efficient design, electric vehicle charging and biodiversity measures are integrated across the development, helping reduce environmental impact while improving day‑to‑day comfort.
Materials and detailing were chosen to age well, helping the homes sit comfortably within their setting over time rather than chasing short‑term trends.

Affordable housing forms an integral part of the Berry Croft development. The scheme includes a mix of rented and shared ownership homes, delivered in partnership with Stonewater, alongside a small number of First Homes intended for eligible local buyers.
These homes are distributed across the site rather than grouped in a single area, and are designed to align with the scale, appearance and quality of the wider development.

A site‑wide Travel Plan was put in place to support everyday journeys and reduce reliance on the car. This included improvements to pedestrian routes within and around the site, new cycle parking, and measures to make walking and cycling to local destinations easier.
Changes were also made to local infrastructure, including a new bus stop and associated road improvements on Goldbridge Road, helping improve public transport access and safety for residents and the wider village.

Biodiversity and sustainability were built into the delivery of Berry Croft from the outset. The scheme achieved biodiversity net gain in excess of the 10% national requirement, supported by new planting, habitat creation and features designed to support wildlife across the site.
Homes were designed to perform better than building regulations, with improved insulation, low‑energy lighting and electric vehicle charging provided throughout the development. These measures helped reduce environmental impact while creating a healthier, more resilient place to live.

Social value formed an important part of Berry Croft’s delivery. Local schools were supported through our Eddie & Ellie’s Wild Adventures programme, a fully funded education initiative designed to help children learn about nature, ecology and the journey of a new development from planning through to completion.
Alongside this, we supported local organisations through targeted, site‑specific contributions. This included involvement with the St Peter and St James Hospice and donating sports equipment to the school netball team. These activities provide practical support aligned with existing community groups.
