Berry Croft

  • Newick, East Sussex
  • 39 homes
  • 2 - 4 bedroom homes
  • Completed in 2026

Berry Croft is a small, carefully designed neighbourhood on the edge of Newick, East Sussex. Formerly part of Woods Fruit Farm, it shows how low quality agricultural land can be sensitively transformed into homes that feel rooted in their place. Homes shaped by the village, the landscape and everyday life.

The development comprises of 39 homes in a mix of two to four bedrooms. This includes both market and affordable homes, built in a joint venture partnership with Stonewater. Construction began in 2023, lasting two years, with the final residents moving in by early 2026.

A woman sits on a staircase, holding a smartphone while a dog sits beside her, looking up. The staircase has grey carpet and wooden railings. In the background, a man stands in a room, holding a mug, with a hallway leading to a white door and a small table with a plant.

CGI of A suburban neighborhood with two houses is featured. The house on the left has a light-colored exterior and a grey roof, while the house on the right has a red brick facade and a red roof. Both homes have well-maintained front lawns and driveways, with a car parked in the right-side driveway. Trees and shrubs frame the scene, with a grassy area and small flowers in the foreground.

History of the site

The site that became Berry Croft was once part of Woods Fruit Farm, and the working agricultural landscape that surrounds Newick. Sitting at the village edge, the land formed a natural transition between the built form of the village and the open countryside beyond.

Rather than erasing that context, Berry Croft takes its name from the land’s history and responds to its setting. It maintains a soft edge to the countryside and a strong relationship with the village it adjoins.

This approach helped ensure the development feels like a natural extension of Newick, not a separate estate.

Planned & designed with context in mind

Berry Croft was planned as edge‑of‑village growth, shaped by the scale and character of Newick rather than imposed upon it.

The layout prioritises clear pedestrian connections into the village, allowing residents to walk easily to the green, school, local services and community facilities. Homes are arranged to respect neighbouring buildings, existing boundaries and views, while the overall scale remains appropriate to its surroundings.

Delivered in a joint venture partnership with affordable housing provider Stonewater, the development demonstrates how new homes can be integrated into an established village without overwhelming it.

About us

We are an independent housebuilder operating across the South of England. We build and sell homes by planning each place properly from the start. That means designing homes, streets and green spaces together, understanding existing infrastructure, determining what is needed to support growth and delivering homes that fit their setting. We focus on quality, usability and long-term value.

We deliver differently because we start in a different place. We shape the layout before designing individual homes. We assess infrastructure needs early and plan for mixed communities from the outset. This is a delivery model, not a slogan.
