




Welcome to our public consultation on Land East of College Lane. Mid Sussex District Council must plan for new homes each year to meet local needs. Our proposals are responding to the local housing need across the district.
We propose around 75 new homes, in a range of sizes and styles to help people move onto, and up the housing ladder, and for older people to downsize. The development also includes 30% affordable homes.

The layout for College Lane has been designed as a whole. Homes, streets and green space are planned together so the development feels connected and established from the start.
College Lane has been shaped to keep and strengthen existing trees and hedgerows where possible. It will create safe walking and cycling routes and provide open green spaces for residents and the wider community. It will also manage drainage through landscaped ponds and green areas.
The goal is simple: a development that fits the edge of the village and works in practice

Designed with the local community’s needs in mind to create a positive legacy for Hurstpierpoint.
Around 75 new homes, from one to four bedrooms to meet local needs.
Up to 10% of new homes will be bungalows to help older existing residents downsize.
30% affordable homes, helping local young people onto the property ladder.
Protection of existing wildlife and at least 10% biodiversity net gain. Including bat boxes and hedgehog highways.
New and existing landscape buffers, wildflower and additional tree planting.
Car parking provision, including EV charging points as standard.
Potential for a high-quality children’s play area.
Sustainable forms of renewable energy generation, e.g. solar or heat pumps where suitable.
New walking and cycle routes to promote sustainable transport options.

The proposal includes 30% affordable homes in line with planning policy, which delivers homes for first-time buyers, family homes. Up to 10% of the homes will be bungalows and smaller homes for downsizers.
Affordable homes would be integrated throughout the development and built to the same external design and overall quality as all other homes.
Providing smaller homes and bungalows can help older residents downsize within the community, while freeing up larger homes for families.

College Lane is within walking distance of local shops, schools and services in Hurstpierpoint. Nearby Hassocks railway station provides direct services to London, Brighton and beyond.
The proposals include safe pedestrian and cycle routes through the site, connections to existing footpaths, electric vehicle charging and secure cycle storage.
The aim is to make everyday journeys easier and reduce reliance on cars where possible.

The design of College Lane responds to the existing natural features of the site.
Proposals include retaining important trees and hedgerows where possible and creating new habitats for wildlife. We'd deliver at least 10% Biodiversity Net Gain, in line with legislation and wildflower planting and additional tree planting. We'll also install hedgehog highways and bird boxes.
Green spaces would be accessible and usable, providing room for play, walking and informal recreation. Drainage ponds will manage rainwater naturally while forming part of the landscape.

We work with local primary schools through our well established ‘Eddie & Ellie the Ecologists’ initiative.
Born out of a genuine passion to equip local children with the knowledge and enjoyment of the nature and ecology around them, we carefully developed the fully funded programme in consultation with educational specialists to create a lasting impact.
