Loxwood Fields sits within a rural setting, shaped by the surrounding countryside and existing settlement pattern of Alfold. The land formed part of the Springbok Estate, owned by Care Ashore, a long established charitable organisation supporting retired merchant seamen.
The charity wanted a partner capable of navigating both the planning system and the regulatory requirements of the Charity Commission. The objective was to protect their long-term financial sustainability.
Loxwood Fields was designed to deliver affordable housing efficiently, without compromising on build quality or long-term performance.
Working closely with Abri Group, the scheme brings together funding, delivery expertise and a shared vision for creating sustainable communities. This collaboration ensured that all 99 homes could be delivered as affordable housing, widening access to homes for local people.
The layout balances practical delivery with a considered approach to streets, public space and relationships between homes.

Loxwood Fields demonstrates how innovation can improve both build quality and programme certainty.
The use of modern construction methods, including crane-assisted roof installation, allowed homes to be built more efficiently while maintaining consistency across the development. This approach tested new techniques that can inform future projects across the business.

The homes are designed to be simple, practical and adaptable. Externally, they are designed using our standard house types. Internally, the layouts and specification were designed by Abri.
A mix of one to four bedroom properties ensures the development can support a range of households, from individuals and first-time buyers to growing families. Internal layouts are designed around day-to-day use, with a focus on usability and long-term flexibility.

All homes at Loxwood Fields are affordable, made possible through a combination of Abri’s investment and grant funding secured through Homes England.
This allowed the scheme to go beyond a policy-compliant level of affordable housing, delivering a fully affordable development that directly responds to local need. The mix of tenures ensures a broader range of people can access housing in the area.

Measures to support wildlife are integrated across the development.
Bird boxes, bat boxes and insect habitats have been installed to create opportunities for wildlife and contribute to biodiversity across the site. These features help establish new ecological corridors and encourage habitats to develop over time.

The scheme has been recognised through multiple LABC Bricks awards, highlighting both build quality and site management.
This included being highly commended in the Social Housing Development of the Year (over 51 units) category in the South, reflecting the standard achieved across the development.

Loxwood Fields is one of several projects delivered in partnership with Abri Group.
