    The first phase

    The inclusion of ample, well-designed green spaces and trees to create a sense of place, increased bio-diversity and well-being is vitally important. That’s why 50% of Welborne will incorporate green space – from gardens and allotments to community orchards, woodland, formal parks and natural open space.

    Included also is an interconnected network of public footpaths, cycle routes, bridleways, green ways and 5km and 10km walking/running loops.

    Homes in all shapes and sizes

    Landscape-led neighbourhoods, housing for all, community facilities, abundant green spaces and jobs will all contribute to Welborne being a place that people want to visit, live and work.

    New homes will range from one-bedroom flats, to five-bedroom detached houses, to retirement living – all with good sized gardens. All homes will be built to a Design Code to ensure cohesive, well-planned streetscapes.

    Lots of green spaces

    More than half of the entire area of Welborne will be green space, from good-sized gardens to sports pitches, woodlands to formal parks. Welborne’s allotments, community gardens and playgrounds will ensure there are numerous accessible open spaces for people of all ages to enjoy.

    A network of linked greenways, pedestrian routes, cycleways and bridleways across Welborne can be used for moving around or as 5km and 10km exercise routes.

    The Welborne Garden Village Trust will maintain the green spaces and woodland at Welborne.

    Community facilities

    Welborne has been planned holistically and with the community in mind. It’s a place for all and plans for community facilities reflect that.

    A community hall in the village centre early on in the development. This will be available for people for hire whether they’re hosting a new parent group, running a yoga class or planning a birthday party. The village centre will also be an early hub for the new and local residents with space for farmer markets and craft fairs.

    Schools

    Welborne Garden Village will have four new schools: three primary and one secondary, all of which will have abundant access to green spaces and playing fields.

    The first primary school is being built alongside the first phase of new homes.

    Boosting local economy

    Building Welborne is expected to take around 25 years over which time it will boost the local and regional economy bringing opportunities for employment and training during construction.

    As Welborne progresses there will be a vast range of jobs in education, retail, hospitality, green maintenance and more.
