Approval for new Zero Carbon homes in Dorking
We have received outline planning approval for our development on Land at Milton Court Lane in Dorking from Mole Valley District Council’s Planning Committee.
A reserved matters application will now be made detailing the development’s layout, design and landscaping. Land at Milton Court Lane is expected to be a scheme comprising 86 new net-zero carbon one to four-bedroom homes, including a 40% affordable housing provision in compliance with planning policy. Each sustainable home is planned to have features including dedicated electric vehicle charging points and secure cycle storage.
Targeting an onsite biodiversity net gain of over 20%, the landscape-led development will be carefully developed to respect views from the Surrey Hills National Landscape and Ranmore Common. The development will feature a village green, including a children’s play area, native woodland and orchard tree planting, and two fields, mature hedgerow and an existing track running along the western boundary of the site.
Tristan Robinson, our Director of External Affairs, said: “Mole Valley is the fourth least affordable place to live in the UK, with an average income of £37,641 despite average house prices being 15 times higher at £561,070. With around 680 households currently sitting on the council’s housing waiting list, Land at Milton Court Lane will help meet local needs by delivering much needed new sustainable homes.”
Land at Milton Court Lane is located west of Dorking and north of the A25, with easy access to bus routes and Dorking town centre. The site is currently accessed from Milton Court Lane connected to Westcott Road, with vehicular access and pedestrian, cycle and equestrian connections that continue along Milton Court Lane.
