Option secured for Eaton Bank in Bedfordshire
We have exchanged on an option at Eaton Socon, Bedfordshire for our Eaton Bank development.
The 346-acre site mainly sits within Bedford Borough Council, with land north of Kimbolton Road falling under Huntingdonshire District Council’s authority. A recent review by Bedford Borough Council has identified a shortfall of around 2,000 homes for its local plan period. Our vision will see the creation of a sustainable new town quarter positioned on the edge of Eaton Socon, strategically located near to the third stage of the East-West Rail link and the new proposed rail station at Tempsford.
Our plans include the delivery of 2,350 homes, 940 of which will be affordable, tenure blind and evenly distributed throughout the development. Our infrastructure-first approach will ensure the new Eaton Bank community will have all it needs to thrive from the outset, with a centre offering amenities such as a shop, café, restaurants and community buildings. A primary school and land reserved for a secondary school are also included in the early proposals.
The Eaton Bank new town quarter will promote sustainable and active travel to the local community. A transport hub will provide access to a range of sustainable travel options, including e-bike facilities, EV charge points and access to existing public transport infrastructure, such as trains to and from St. Neots station. Dedicated and extensive cycling and walking networks, new roads and upgrades to existing infrastructure also form part of the plans.
Eaton Bank takes design inspiration from the heritage and character of the local area and will enhance and protect the natural environment. Significant areas of the site will be reserved for green and blue infrastructure, while accessible open spaces – including a rural park, children’s play space, community orchards, allotments and sport facilities – will be provided. Existing trees will be retained, hedgerow boundaries will be restored and a new green corridor will be created along the western boundary of the development, preserving its rural character and open views.
