About our proposals

The Government requires Mid Sussex District Council to deliver a quantum of new homes per year across the district to meet local needs. As you may be aware, Mid Sussex District Council is in the process of concluding its Local Plan which sets the development blueprint for both new homes, and infrastructure in the local area up to 2039. As part of this process, the site at Land West of Kemps was allocated as site DPA12, for 90 new homes. We are now in the process of preparing a planning application for new homes on this site.

Our initial proposals show a new access via Sunleigh Court, and 90 new homes located throughout the site, with gardens backing onto neighbouring properties, a water attenuation feature, a play area and informal outdoor space. 90 new homes are in a range of sizes and styles to help people move onto, and up the housing ladder, and for older people to downsize. The development also includes 30% affordable homes.

*Site layout is a draft and subject to change.

90 new homes, including one, two, three and four bedroom homes to meet the needs of the local community.

Compliance with Part L Building Regulations which provide a 31% reduction in carbon emissions over baseline.

30% affordable housing for local people, helping young people get onto the housing ladder.

A minimum of 10% biodiversity net gain including bird and bat boxes on homes and hedgehog holes in fences.

New and enhanced landscape buffers.

Fast electric vehicle charging points on all homes and easily accessible secure cycle storage

New children’s play area for new and existing residents to enjoy.

A significant reduction in carbon emissions over baseline, supporting the ambitions of Mid Sussex District Council’s Climate Emergency.

Sustainable forms of renewable energy generation i.e. solar panels and air source heat pumps, where suitable.

Environment & landscape

We seek to ensure that its landscape-led development proposals integrate well with the local setting and have a benefit for local wildlife. We will ensure that existing trees and hedgerows are retained wherever possible and plant new trees and shrubs in new green spaces.

New bird and bat boxes will be provided on homes and trees to ensure an environmentally friendly development providing a Biodiversity Net Gain of at least 10% across the site.

We will protect and enhance the wildlife corridor to the south of the site and provide links to existing rights of way. We are also proposing play provision for children to enjoy.
