The Thakeham Partnerships Team were appointed by social housing provider Stonewater to build 50 affordable new homes in Loxwood, West Sussex.

Chichester District Council approved the plans for Pond Copse Lane in August 2020. Preparatory work on site began in April 2021 with groundworks and the demolition of an existing property.

This high quality development will feature a mixture of 1, 2, 3 and 4-bedroom homes, all to be provided as affordable housing. The homes will be available as a mix of rented and intermediate tenures.

Properties will feature energy efficient heating systems, with infra-red heating fitted in the flats and air-source heat pumps in the houses, reducing carbon dioxide emissions by 37%.

    Thakeham presented this 5.2-hectare site in Ash, Aldershot to Sovereign Housing Association, agreeing to build out the project for them. The land was secured and planning permission obtained to facilitate the construction of 60 homes, marking an expansion east of Sovereign’s traditional area.

    This exciting new development at Grange Road will provide quality affordable homes in the Borough, turning a disused former stables and paddock into a vibrant community.

    With house prices around the Ash area of Surrey sitting much higher than the national average, affordable homes are in huge demand in the Guildford Borough. This project will provide 28 new homes for affordable rent and 32 for shared ownership, consisting of a mixture of one-bed and two-bed flats, and two-bed, three-bed and four-bed houses.

    Work on this high-quality development began in early 2021, with an expected completion of early 2022, bringing much-needed affordable housing to the local area.

      Thakeham Partnerships was pleased to be involved in this project involving the redevelopment of a brownfield site on the edge of Godalming for Waverley Borough Council.

      The existing building had been demolished by the local authority as it no longer met the decent homes standard and there was very low demand for the accommodation. In its place, the Partnerships team has delivered a 24-unit general needs scheme with 100% of the units being let at affordable rent.

      The development consists of 14 one-bedroom flats, 8 two-bedroom flats and 2 two-bedroom houses. A total of 55 parking spaces will be provided partly serving other nearby council homes, as well as outdoor amenity space.

      We faced a number of challenges in constructing this scheme. Initial site investigations established that the site was contaminated, a problem exacerbated by a high-water table. Our initial design and value engineering review explored various different foundation solutions and resulted in a recommendation to the client to use the Abbey Pinford pile and raft system. This approach allowed us to minimise the amount of contaminated arisings that we needed to remove off-site.

      We also discovered, after the contract was signed, that what had been believed to be a private council owned road was in fact a County Council adopted highway. We had to re-design the drainage and negotiate a new strategy for offsite works with all key stakeholders. We achieved this without any additional delay to the contract period.

      Our design review also considered the structural options, but to meet the council’s preferred delivery timescale of a contract period of no more than 52 weeks we proposed a timber frame structure. This allowed us to complete the contract within the agreed programme.

        This is a site that was controlled by Thakeham. We took the decision that rather than develop the site ourselves we would trade the land and undertake the build for the buyer. As with all our land trades our preference is to sell to one of our RP partners and we were very pleased to select Clarion as our preferred buyer. This built on other projects that had been successfully acquired and developed by the two organisations.

        The project was completed with an average defects per plot of 5.6. Clarion have chosen to deliver the scheme as 100% affordable housing. This has created a real windfall for the local authority in securing more affordable housing than was required under policy.

          PARTNER: Wealden District Council

          Thakeham was thrilled to be appointed as the main contractor on this project for Wealden District Council. The £10m development in Oaklea Way near Uckfield town centre features 65 apartments and two cottages for social rent. It was delivered on time and opened in Spring 2019.

          During the design development of the project, consultation with the Planning Officer, Housing Officers, the Thomas Scanlon Trust, Uckfield Bowling Club and Local Councillors informed the emerging design proposals.

          Grants Hill House was originally a Local Authority-owned housing scheme, which was no longer fit for purpose and therefore proposed for redevelopment. The Planning Application was submitted in November 2015 and received unanimous approval in March 2016, with committee members praising the new design as ‘the jewel in the crown for Uckfield’. Grants Hill Court was completed in June 2019 and is now fully occupied.

          The project followed Housing our Ageing Population Panel for Innovation (HAPPI) Design principles. The HAPPI principles are based on 10 key design criteria including good light, ventilation, room to move around and good storage. They also consider housing that offers an attractive alternative to the family home, and the ability to adapt over time to meet changing needs.

          Grants Hill House won a Housing Design Award in 2020, these awards are run in partnership with the Government and were established over 70 years ago. It is the only awards programme promoted by all five major professional institutions – RICS, RIBA, RPTI, Landscape Institute and chartered institute of architectural technologists.

            PARTNER: Waverley Borough Council

            Thakeham have now successfully completed Phase 1 and Phase 2 of the Ockford Ridge scheme for Waverley Borough Council. 

            This second phase of the development delivers 17 new homes, as part of Waverley Borough Councils regeneration of the Ockford Ridge Estate. The redevelopment includes the construction of newbuild homes solely for affordable housing.

            The quality of the design and the modern methods of timber frame construction means every house achieves air tightness levels that are more than twice that of building regulations, saving heated air from escaping. Technology in the home reduces the need for energy even further. The LED lighting, heating controls, and heat recovery systems for the air and the hot water help save energy and money.  

            Renewable technology like the solar photovoltaics on every roof means that the homes generate enough electricity to compensate for the emissions used by the heating system. Across the site, solar panels produce over 38,000kWh of energy, saving nearly 20,000kg of carbon emissions from being produced.

            Net Zero Carbon

            The energy efficiency measures and renewable technology allows each home to achieve net zero carbon emission in operation and an Environmental Rating of 99 out of 100. The homes feature: 

            • Photovoltaic solar panels 
            • Waste heat recovery from boiler flues 
            • High specification triple-glazing  
            • Thicker floor and wall insulation 
            • Electric vehicle charging points 

            Consequently, the thermal efficiency of the walls is an impressive 0.15 W/m2K and the triple-glazed windows are nearly three times more insulated than older double-glazed windows.

            Space for Nature

            Individual gardens across the development include fruit trees to support the local pollinator population and suitable homes provide for swifts and bats through built-in nesting boxes.  

            Garden fences include hedgehog holes to create a hedgehog highway through the development and beyond, as well as bug hotels along the fence boundaries. 

            Additionally, the development made support available for the adjoining cemetery to install wildflower meadows, creating huge areas of new habitat.

            Building Communities

            Continuing from the success of Phase 1, the site dedicated Resident Liaison Officer has built a good relationship with the local community, managing communications with existing and neighbouring residents. Site access and existing resident access has been carefully managed to ensure minimal disruption whilst construction was underway.

            The broader social impact of the site has been carefully considered by the Thakeham Partnerships team, fostering initiatives such as school visits and learning workshops, led by local charity Skillway.

              The Thakeham Partnerships Team secured the site for Clarion after successfully partnering on previous projects.

              This site has its challenges; with extreme topography, access considerations required, and unique ecology to name but a few.

              Across all our projects, it’s of upmost importance to Thakeham that the community comes first, at all stages of the build. Initially, the local community was very against the scheme. Access to the site is via an existing housing estate, and parked cars made access tricky.

              Access challenges were further compounded by our need to remove around 3000 lorry loads of chalk and 800 lorry loads of muck.

              We agreed with local residents a route for traffic through the estate, and appointed not only a gateman, but also persons stationed across the estate to ensure traffic was following prescribed routes. We also bought a wheel washing unit, similar to a car wash to ensure minimal muck was spread from the site.

              On time, on budget

              Despite all these challenges, on-site developments are on-schedule to be delivered in April 2022.

                The Thakeham Partnerships Team was delighted to secure this site for MHS Homes, marking the start of an exciting new partnership. This is one of the largest contracts to date awarded by MHS Homes, redeveloping a brownfield site in Lenham, Kent.

                On-site challenges caused by third-party high voltage cables, were mitigated by a dynamic resequencing of the build schedule. Thakeham arranged for the dropping and placing of underground high voltage electric cables. Part of these works involved routing these cables underneath a main railway line. The site also had challenges regarding foul drainage, the nearest point of connection being over 1km away from the site.

                Despite these difficulties, the site remains on-schedule and was awarded a Considerate Constructors score of 40.

                Across all our projects, it’s of upmost importance to Thakeham that the community comes first, at all stages of the build.

                  This site is home to an exciting past. It was formerly used during World War 2 as a plant, making parts for Spitfires.

                  Thakeham Partnerships introduced Clarion to this site which subsequently resulted in them purchasing the site. This purchase presented the team with lots of challenges including, unregistered land, common land, plus the purchase of a care home for development.

                  This scheme has delivered 100% affordable housing.

                    The site was owned by Arun District Council when Thakeham introduced Clarion to the project and assisted them to become the preferred buyer. Once exchange had taken place, Thakeham and its in-house design and planning team oversaw the submission and approval of planning consent for the 77 homes.

                    The land housed a former refuse tip and therefore much remedial work had to be undertaken before we began construction.

                    Our affect on the local community was carefully considered as the site lies adjacent to a primary and secondary school, so minimal disruption will be important throughout this project.

                    Our toughest challenge on site was management of the soil during the initial phase of the development. As this site was a former refuse tip, it required a lot of soil remediation to ensure the safety of the eventual residents. The soil management strategy was developed by the Partnerships team and had to be approved by the environment agency and the local authority.

                    Following the approval of this document, the site team had to test the dug materials to determine if it could be re used as fill during the construction process or whether it had to all be removed from site. This process meant that the build sequence had to be reviewed regularly ensuring testing had been completed prior to works being undertaken in any given phase of the site.

                    Once completed, this scheme will deliver 100% rented and Shared Ownership properties, delivering much needed affordable housing for the local area. Addressing the urgency of the housing crisis, Thakeham has accelerated the build program, powering through to provide these homes ahead of schedule.

                      Thakeham Partnerships is very pleased to be delivering our first project with Stonewater. The Partnerships team identified this site for Stonewater and helped them to become the preferred bidder and secure the land.

                      Some nearby residents had reservations but the Thakeham team worked tirelessly to reassure the local community about the scheme. The site also lies adjacent to a play park so careful access into the site had to be considered to ensure safety and minimal disruption to the existing community.

                      Sat alongside the M23, the Partnerships team also had to consider noise pollution. A large acoustic barrier was erected to ensure it was kept to a minimum for residents.

                      The scheme will deliver 100% affordable housing, for both rental and Shared Ownership.

                      Putting the Environment First

                      When we first took possession of the site at Smallfields we were aware of one active Badger Set. The site was overgrown and during the process of site clearance a further live set was identified. A licence to remove it had to be obtained from Natural England and the second set then had to be monitored with camera traps and one way gates for 21 days to capture any activity.

                      If the Badgers did not return then the set could be removed, however, some movement was detected and a further 21 days of monitoring had to be undertaken.

                      This sterilized part of phase 1 of the site due to a 20m buffer zone around the set. The team rescheduled and resequenced our build programme to ensure that the agreed completion date for the first phase was still met.

                        PARTNER: Waverley Borough Council

                        This scheme is a regeneration of a council estate owned by Waverley Borough Council. The site forms part of a wider re-development that Thakeham Partnerships is working on with this partner.

                        Comprising of houses that were no longer deemed fit for purpose, the regeneration of this part of the site delivered 37 new homes that made a real difference in helping the client meet its housing needs. We are also pleased to see that a number of the decanted residents returned to the new homes.

                        One of Thakeham’s greatest achievements on site at Ockford Ridge, is the relationship built with the local community. We appointed a site dedicated Resident Liason Officer to manage communications with the community.

                        Along with the RLO, the Partnerships team really focussed on the broader social impact of the site and carefully considered our subcontractor and community needs.

                        For example, we provided breakfasts to our workers free of charge once a week. The breakfasts were procured from a local church community centre, providing them with an essential revenue stream to continue their community work and our site staff with a weekly morale boost.
