Thakeham Partnerships has been appointed by housing provider Southern Housing to build 208 new affordable homes at Holmhurst St. Leonards near Hastings, East Sussex.

Addressing the need for affordable homes in the community, the development consists of 31 one and two-bed apartments across two blocks, and 177 two, three, and four-bed family houses.

The project will provide a scheme delivering 100% affordable housing that comprises both homes for rent and sale (shared ownership)

Whilst the scheme was secured with the benefit of a full planning consent, Thakeham worked with Southern to secure a s73 consent. This collaborative effort ensured the scheme met both local planning regulations and the evolving needs of the community, resulting in a more sustainable, aesthetic and well integrated project.

The site contained a number of abnormalities that required careful attention. These can be summarised as:

  • Differing levels and gradient challenges across the site
  • Extensive amount of Japanese Knotweed
  • Access to a graveyard during the build

 

Perhaps the most notable abnormal was the restoration of a Grade 2 listed statue of Queen Anne, with landscaping, footpaths, and benches to showcase the monument. The statue was formally to be found at St Paul’s Cathedral in London. The statue will shortly be transported back to London, where restoration works will be undertaken by a specialist stonemason and returned to the scheme in late 2024.

Work commenced in Autumn 2022, with completion due by Spring 2025, and Thakeham. Southern Housing are committed to supporting local residents and maximising job opportunities during construction, employing up to 40 apprentices and trainees on site throughout the project.

    PARTNER: Southern Housing

    Thakeham Partnerships is very pleased to have signed a new JCT Design & Build contract with Southern Housing for the delivery of 38 homes at Lees Yard, Lidsey Road, just north of Bognor. This scheme when completed will deliver a fully affordable housing scheme of both affordable rent and shared ownership housing.   

    Thakeham introduced Southern to the land opportunity and after a rigorous interview process Southern were appointed as the preferred buyer. Once Southern had acquired the land, Thakeham were appointed to oversee the RMA process with Arun DC. The Lees Yard project demonstrates the successful partnership model Thakeham employs, having not only secured Southern Housing their Reserved Matters approval but also applied Thakeham house types that helped to deliver a cost effective project. The in-house design team has commenced the Detailed Design stage, with works expected to start on site in summer 2023. 

    Thakeham has now worked with Southern across a total of six projects.

      PARTNER: Inspired Villages

      Thakeham is delighted to secure its first contract with Inspired Villages Group for Phase 2 of Ledian Gardens Retirement Homes near Maidstone. Thakeham has been appointed as the build contractor for this phase. This project will deliver 47 high-quality apartments and maisonettes, with two cottages, all available for private rent. Construction begun in March 2023. The scheme is designated as retirement housing. 

      The development will feature energy-efficient heating systems and sustainable construction methods. Most notably, heating will be provided by way of ground source heat pumps. These are to be installed at a depth of 250 meters. 

      This is our first project with IVG, but we look forward to delivering a successful first project and working with IVG on other schemes in due course.

        PARTNER: Waverley Borough Council

        With Phase 1 and Phase 2 of this project completed, Thakeham Partnerships have now signed the build contract for Phase 3 at Ockford Ridge, Godalming.

        This site is a 30 unit scheme, providing high quality social and affordable housing as part of Waverley Borough Councils regeneration of the Ockford Ridge Estate. The redevelopment includes the construction of newbuild homes solely for affordable housing. 18 new houses and 12 new flats will be made available for social rent and shared ownership purchases.

        Work on site will begin in Autumn 2022, with expected completion in October 2023. The £7 Million contract is Thakeham’s fourth for Waverley Borough Council.

        These 30 homes will be zero carbon in lifetime operation. Each home at Ockford Ridge will feature a pre-insulated frame, an air source heat pump, waste water heat recovery, photovoltaic solar panels and EV car charging for most plots.

          PARTNER: Hyde Group

          Plots: 250

          Thakeham Partnerships have been appointed by affordable housing provider Hyde Group to build 250 new homes in Yapton, a contract valued at over £50 million.

          The greenfield site, owned by Hyde Group, lies on the south western edge of Yapton. The 250 new homes include 217 houses and 33 flats, offering a mix of social rent and shared ownership properties.

          With sustainability in mind, the homes will use timber frame construction throughout, and will achieve the highest Energy Performance Certificate (EPC) A rating. There will be extensive electrical vehicle charging across the site and the homes will include hydrogen-ready boilers. 

          Work is scheduled to begin on site imminently and take place over four phases with completion early in 2025.

            PARTNER: Aster Group

            Thakeham has been appointed by Aster Group to build 34 new affordable homes in Petworth. This is the first project that Thakeham have worked on for the Southern England-based housing association.

            This development will bring much-needed affordable housing to the heart of the South Downs National Park, West Sussex. Work is expected to begin on site in November 2022, with completion in May 2024.

            The proposed timber frame homes at Petworth are designed to be highly energy efficient, equipped with many features to minimise their environmental impact.
