What you need to know about buying a new Thakeham home

We understand that buying a new home can be a daunting prospect if you have not done it before, or if you have not moved in a number of years. Financial Advice

You should have already made an appointment with a Financial Advisor, so that you can confirm when you have found a new Thakeham home that you are able to proceed with the process of buying. We work alongside excellent mortgage advisories, who can offer impartial and independent advice on mortgage products that are available to you. They will be able to confirm whether you are able to secure the finance for the home of your choice.

Home To Sell

Should you have a house to sell, before you can agree a reservation with Thakeham, you will need to have found a buyer for your home. You will need to provide details of your estate agents or property representative at the point of negotiation. They will be able to confirm that you have in place a suitable buyer and that the transaction will be successful.

Securing your Finance

At this stage, you need to finalise your mortgage application with your chosen lender and/or mortgage advisor. Once your application has been through the survey and financial approvals, you will receive your final mortgage offer. On receipt of this, you should let the Sales Team know as quickly as possible, and your solicitor will also receive a copy.

Legals

To complete the sale or your new home, you will need the help of a legal advisor who will act on your behalf throughout the legal process. Your legal advisor’s responsibility is to arrange the transfer of ownership from Thakeham to yourself. This term is more commonly known as ‘conveyancing’. There are fees associated with the legal process, which your chosen legal advisor will inform you of before you formally instruct them to act on your behalf. If you need guidance on choosing a suitable legal representative, we can always recommend locally based companies.

Exchange of Contracts

Once your legal representative has been through the legal paperwork associated with the purchase of your new Thakeham home, they will be able to take you through the final contracts, ready for you to sign. At this point, you will need to provide them with your exchange of contracts deposit and instruct them to exchange contracts. If you have a home to sell, they will also deal with the associated legals for your sale and purchase.

Updates on Build

Throughout the reservation process the Thakeham Sales Team will provide you with regular updates on the progress of the build of your new home, and its anticipated completion date.

Your Home Demonstration

Once exchange of contracts has taken place and a completion date mutually agreed, we will invite you to a demonstration of your new home. This is our opportunity to show you around your new home and demonstrate to you how to get the very best out of it. We will take you through each aspect of running your new house, from appliances to heating. A Home Owners Guide will be handed to you, which is an extensive guide to running a new home.

Moving In Day

This is the day you and your family have been waiting for – Move In Day. The formal term that describes the day that your new Thakeham home is legally yours is “Legal Completion”. Once the balance of completion monies have been paid by your legal representative to our solicitors, we can release the keys to your new home. Our sales team will be on hand with the keys and to welcome you to your home.

At Thakeham, our Customer Care Team will be in touch after you have settled into your new home. We will look after you from the day you move in, until two years later.
