Sustainability is a key focus at Bishops Lane, which is why we’ve increased the specification of the houses at Bishops Lane to net-zero carbon. All homes will benefit from a high energy-efficient rating, electric vehicle charging points, air source heat pumps and thermally efficient windows and doors. Additional high-efficiency solar PV panels on roofs, will unlock zero carbon emissions for homes on the development.

    We secured a JCT Design and Build contract for Chilmington Rise, a neighbourhood located in the new Chilmington Green development on the east side of Ashford. In partnership with the Man Group, we’re building 225 homes over the course of two phases, including 93 apartments and 132 houses. Tenures range from private sale, private rented, shared ownership and affordable rented homes.

     

    At Chilmington Rise, we are building homes on behalf of Hodson Developments and will ensure that thorough quality checks are conducted on the homes to confirm everything functions as it should before handover. We will also ensure that the finishes meet the Local Authority Building Control (LABC) technical standards and new home warranty requirements prior to homes receiving independent final Building Control sign off by the LABC.

        Wildbridge at Yapton is one of our larger partnership schemes with Hyde Group, a G15 housing provider. We’re delivering 250 homes across a variety of one, two, three, and four-bedroom properties, split between social rent and shared ownership tenures.

         

        Sustainability is a key focus at Yapton, with all homes designed to achieve the highest Energy Performance Certificate (EPC) A rating. The site features other sustainable features, including electric vehicle charging points, and hydrogen-ready boilers.

         

        Construction began in August 2022, with the first plots handed over to the Hyde Group in March 2024. The entire project is expected to be completed by May 2025.

          Holmhurst Gardens is an 100% affordable housing scheme in Holmhurst. In partnership with Southern Housing, the scheme will deliver 208 homes, offering a combination of affordable rent and shared ownership.

          The development consists of 31 one and two-bed apartments across two blocks and 177 two, three, and four-bed family houses.

          Southern Housing purchased the land with assistance from the Homes England Strategic Partnership grant. The project was secured with the benefit of full planning consent, and a section 73 consent was later obtained through a collaborative effort with Southern Housing. This ensured that the scheme met local planning regulations and the evolving needs of the community, resulting in a more sustainable, aesthetic, and well-integrated project.

          Whilst the scheme was secured with the benefit of a full planning consent, we worked with Southern to secure a s73 consent. This collaborative effort ensured the scheme met both local planning regulations and the evolving needs of the community, resulting in a more sustainable, aesthetic and well integrated project.

          Preserving history

          As part of this development we are overseeing the movement and restoration of a historic statue of Queen Anne.

          Unveiled to the public in 1713, the Queen Anne statue was designed by Francis Bird and originally installed at St Paul’s Cathedral in London. After the original was replaced, it moved to its current location in Holmhurst.

          The statue has fallen into further disrepair over the years due to a lack of regular maintenance. It’s restoration involves the careful cleaning statue, and modelling the missing heads from the replica statue at St Pauls.

          This joint venture between Abri and Thakeham will provide homes that will be some of the most sustainable in the region. With the highest standards in sustainable community creation, over 300 solar panels will be installed across the development of 139 new homes at West Horsley.

          We’re building a range of two-storey homes and apartments on the green field site; a combination of 74 homes for private sale and 56 affordable homes. The average carbon emissions per dwelling will be only 1.5 tonnes C02 per year – around half the UK average.

          The new homes will achieve at least 30% reduction in carbon emissions; that’s over and above the policy requirement of 20%.With average carbon emissions per dwelling of only 1.5 tonnes CO2 per year – around half the UK average.           This site is a 30 unit scheme, providing high quality social and affordable housing as part of Waverley Borough Councils regeneration of the Ockford Ridge Estate. The redevelopment includes the construction of newbuild homes solely for affordable housing. 18 new houses and 12 new flats will be made available for social rent and shared ownership purchases.

          With Phase 1 and Phase 2 of this project completed, we have now signed the build contract for Phase 3 at Ockford Ridge, Godalming.

          We have ensured all 30 homes at Ockford Ridge will achieve net zero emissions in lifetime operation. This means, that over the lifespan of the site, the total amount of emissions produced is balanced by the amount removed from the atmosphere.

          Each home at Ockford Ridge will feature a pre-insulated frame, an air source heat pump, waste water heat recovery, photovoltaic solar panels and EV car charging for most plots.

          Sustainability

          This will be Mid Sussex’s first net zero housing development of scale. It will set the benchmark for how local housebuilders can better respond to the climate crisis, while meeting local housing needs.

          A net zero carbon building is highly energy efficient and powered from renewable energy sources. This means that each year, the amount of carbon emissions associated with each home’s operational energy is zero. This approach exceeds the standards set out in Building Regulations.

          Net zero carbon homes will ease the cost-of-living pressures for future residents, as these homes cost far less to heat than the majority of the District’s existing housing stock. With over 76% of the District’s homes heated entirely by gas and less than 0.5% being heated by renewable energy alone, this will help kickstart the transition into a cleaner, greener future.

By providing bird and bat boxes on homes, retaining the most ecologically sensitive areas, and new areas of planting, we will deliver at least 10% net gain in biodiversity, including supporting a nationally recognized landscape-scale recovery project.

          We will also deliver our award-winning biodiversity educational programme, Eddie and Ellie in a local school. Helping future generations understand more about the natural environment.

          Progress update

          April 2024

          All predevelopment works are now complete across the three phases. Initial enabling works included:

          • Providing safe access to the main field through Willowhurst
          • Installing temporary access gates.
          • Establishing a preliminary welfare area.

          Further, the construction road and sewers have now commenced on site, with the first section of the road now tarmacked to provide full access into the site.

          The first foundations have been created and timber frames have begin to be installed with a small crane. We are aiming to launch the full sales area by June/July 2024

          As part of our commitment to the local community, we are undertaking weekly litter picks along Willowhurst and Keymer Road.
